The 17 or at least 15 years fixed interest rate is available "everywhere". In addition, concluding a suitable [Bausparvertrag] is not prohibited. It then offers interest rate security for the remaining debt if desired.

Hello, I have another question.

I concluded a building savings contract with Schwaebisch Hall in 2007 (account interest 1%) for €20,000. It is now ready for allocation, but so far I have waived the loan. The bank advisor does not want to include this in a financing either, as the loan interest rates are at 4%. He would only include the paid-in balance as equity in the financing.

What exactly is the loyalty bonus (corresponds to 1%) at Schwaebisch Hall?

If I claim the loyalty bonus, will I then receive 2% account interest every year from now on, or does this only apply retrospectively? Otherwise, I could still pay in €7,000 now and would then receive 2% interest on a total of €17,000. Given current interest rates, that is certainly okay.

Or is it advisable to increase the contract, thereby receiving the current tariff with about 3% loan interest, but only 0.25% account interest. I definitely want to purchase a property in the next few years.
