What I forgot to mention: the money for the "other renovations" might not necessarily need to be financed through a bank. (It might come from the parents as a loan) Therefore, tips in both directions would be great! (so once excluding this amount and once including it in the bank financing)

I can't say anything about the cost estimate. It would be interesting to know whether these renovation measures meet the requirements to benefit from low-interest, energy-subsidized programs! A specialist would have to assess this or, in any case, KfW must confirm it.

Home ownership programs are always possible. Otherwise, you need to decide whether you want a family loan included. We consider that as equity anyway.

You should first visit your house bank to get a feeling for what makes sense. After that, inquire on the market!

I can imagine that the KfW program 151/152 (energy-efficient renovation) applies to these measures. By the way, it offers an interest rate of 1% (regardless of fixed interest and term - but I have not yet dealt with the associated conditions). But as was just written, you should consult a specialist about this.
Also, inquire to what extent there are funding programs from the state (in Rhineland-Palatinate, for example, there is the ISB with state programs). Look around for an "energy agency/energy consultation" - maybe there are additional funding pots for energy-efficient renovation. At least you can use an initial consultation (usually free of charge) and ask specifically for this. However, you should double-check the results of the initial energy consultation (I had to make this experience myself).
