Hello, we currently have a big problem. We have purchased a plot of land. Developer etc. Everything is already clarified and the building application has also been submitted. After the soil surveyor delayed us for 4 weeks, we were finally able to submit the missing part. Now came the nasty surprise. The soil survey states that infiltration should be refrained from. However, if infiltration must be done, it would be possible in an emergency. Now the answer from the district came that under the given conditions, infiltration is not possible. The big problem is that the rainwater sewer is about 20-25 m away and we would have to tear up the entire street..Costs: approx. 20,000 euros. Are there any other alternatives? Does anyone know what else can be done? Has anyone had similar experiences? Thank you

If your soil cannot drain water, there are not many alternatives. Digging a large cistern that serves as a tank, collects your rainwater, and then allows you to use the water for irrigation could be an alternative. The question, of course, is: What do you do when the cistern is full,.... Possibly build a soakaway pit that reaches down to the water-bearing soil layer? But a geologist would have to provide more information on that. If the soil is not good for 30 meters at your location, then that will probably be more expensive than the sewer connection. Unfortunately, one last note: BEFORE buying a property, you should have the soil assessment done, or alternatively keep 20k € in reserve for unforeseen expenses!

unfortunately one is always wiser afterwards... acquaintances in the neighborhood have also percolated.. what I don't understand: in the soil report it says: infiltration should be reconsidered, if infiltration is to be done, then through a swale trench. It does not say that it is not possible at all.

Hello,

have you included a basin soakaway in your building application that complies with the requirements of the expert report (and possibly other requirements such as the development plan)? Or how have you planned the infiltration so far?

What was the reason given for the rejection of the application?

Yes, it was planned and drawn in as required in the soil survey. I have attached the cancellation letter. Normally, the architect should also take care of the problem. But our developer provides the architect and somehow no real solutions are coming up, and I have the feeling the matter is being left to run its course. Everyone is just blaming each other. The developer says: the municipality wants us to infiltrate, the architect says infiltration is possible according to the soil survey, the district says it is not possible...

Please describe how it turned out. We have a similar soil, only the soil expert deliberately left out the statement "no infiltration possible" from the report.

Officially, the idea is to work with a soakaway pit and unofficially to use a submersible pump to drain the water.
