Question about the knee wall / dwarf wall

Hi everyone,

I have a quick question.
We might possibly acquire a plot of land..

The following is stated in the development plan..


This change was decided once again:



But honestly, I don’t understand the connection between eave height 3.50 and "no knee wall."

That would almost mean a ceiling height of 3.50 m on the ground floor.. Who wants that..
As soon as I only have 2.80 and use up the 3.50 m, I have a knee wall.

Here is my understanding...


Knee wall in GRAY!!

Please clarify..

...or just a half-basement or one that shows a few rows of stones sticking out of the ground... besides, it says "bis" above the terrain.

If your basement protrudes 0.3 m above ground level and you build a floor on top with a clear room height of approximately +2.5 m, you have a eaves height of 3.5 m
==> 0.3 m + 0.2 m precast ceiling + 0.15 floor construction + 2.5 ceiling height + 0.20 precast ceiling + 0.25 roof construction = 3.5 m

Oh, I see... My question tends more towards the fact that I would like to have the knee wall... As high as possible... But there's no way to do that... Or?!

When in doubt, ask the building authority if there are any exceptions – I assume (I) applies to your property, right?
