Purchase of a hall in an industrial area as a private individual

Hello everyone,

first of all, I would like to give a big compliment to this forum. It has often helped me clarify many questions around the topic of houses.

Unfortunately, I am currently at a point that I cannot easily overlook.

The situation is as follows: I want to buy a small hall as a private person. This hall is to be used by me as a small workshop and as storage space. It is a small industrial hall with land from an insolvency. The hall is located in a commercial area. It is not planned to use the hall commercially.

Since I have no experience in buying commercial properties, the following questions arise:

1. Can I buy a hall in a commercial area as a private person, or do I need to have a business for this?
2. What costs will I face annually? Property taxes, etc.
3. Am I obliged to fence the property?
4. What other obligations come with it? For example: If the road is renewed, do I have to bear a proportional share?

Hello ThiesJ,

most of your questions nobody here in the forum will be able to answer conclusively.

You are more likely to have success if you present yourself to the respective municipal / city administration and ask your questions there.

The answers will then depend on the development plan, possibly another usage plan, the value of the building including the property (property tax etc.).

1: yes, you can do that without any problems. 2: the usual ones, like for any other property. Pay attention in the contract to real burdens, easements, usufruct rights etc., as well as the land use plans of the municipality. There might also be further information there. 3: initially no, provided you can exclude that any danger could arise for anyone. Usually, you cannot, so a fence would be advisable. 4: yes, everything that public law entails. Construction cost contributions are just one topic. Think, for example, of your snow removal obligation, etc., otherwise see 2: like for any other property.

It could possibly be a property that is not physically divided, then there could also be rights and obligations towards other co-owners, similar to a condominium owners' association.
