Purchase of a bungalow (1976) - Need your advice

Hello. Here I am again. We have now found a bungalow and are in the process of coming to an agreement.

A few key data points:
Living area: approx. 115 sqm
Plot: approx. 360 sqm (incl. garage and pathways)
Year built: 1976

The house is in good condition and one could even move in after a simple renovation. The price will be around €240,000 + property transfer tax etc. However, we want to renovate quite a bit and would invest about €50,000 more. So we are looking at around €310,000. The house is located in Münster.

Our monthly income is about €3,000 net.
Available equity: approx. €80,000.
Public funds: €140,000
Bank: €80,000 - €100,000

My questions:
1.) Do you find the price okay? That should be manageable, right, or would you have concerns about the financing?

2.) Since the bathroom and guest room are still from 1976, we definitely want to completely renovate/renew them. The bathroom is 5.20 sqm and the guest WC is 1.50 sqm. What costs should we expect?

3.) Generally, any tips on what else we should pay attention to in the house?

Hello, did you save the 89k with your 3k net income or how did you come by it? If yes, no problem. If not, the financing will be tight.

Do you have an exposé number? I would pay attention to asbestos. Is the price on the portal in the range where it belongs? Solid construction or prefabricated? Are there fresh renovation features? If no expert is available, then make sure the windows are tight: wedge a piece of paper between and see if you can remove it. Windows made of plastic or wood? Roof beams without animal damage? Everything must be dry, no musty smell. Regarding the bathroom: I would open the toilet to the bathroom and manage with just one room. But you didn’t say how many people you are ;)
