Property service without contract - is the brokerage commission normal?

Good day,

We had a consultation with the company Südwesthaus. Suddenly the consultant wrote to me and said he had found the perfect plot of land, and said we should quickly fill out and sign the application because there were many applicants. Then he sent it to the municipality. The municipality then gave us the plot of land. However, we no longer want to build with the company Südwesthaus because the consultant was so rude, threatened us, wanted to do everything quickly, and the price increased. We do want to buy the plot of land from the municipality and build with another company. However, the consultant wants a brokerage fee for the plot of land, even though we did not sign a contract with him or with the company Südwesthaus. Can he demand something like that?

Has anyone experienced something like this?

1) Only communicate with such people in writing. 2) Ask him, in writing by registered letter—not by email!—how he arrives at the commission, on what legal basis he has earned it? He should then lay his cards on the table... it can't be anything if you are telling the whole truth here. Karsten

I spoke to him by email, and I replied to the email where he says he wants a [Vermt.Provision]. I told him we will not pay anything because he reserved the property for us without a prior commission agreement. Then he said, "We will have the process reviewed by our lawyer."

Then he should just do it. I would quickly come to an agreement with the community; I don't want him to cause trouble there as an act of revenge.

Buy quickly and that's that. How high is the brokerage fee that he wants? Is the property really that great? Have you received copies of the documents you signed?

He did not say how much, he only wrote: "I personally arranged the property for you. Without my contact, you would not have gotten the property. If you no longer build with SÜDWESTHAUS, I will suffer a commission loss. Then I expect you to pay me at least one sales commission for the property! What do you offer so that we can close the case?"

We have signed nothing, only an application for the property from the municipality.
