In such situations I like to say: "That works out well, then I will only discuss with their lawyer." That quickly takes the wind out of the sails.

First. You can simply remain silent. Or you can also say, Mr. xy, you merely practiced your profession and tried to sell us a house, which, however, did not succeed in our case. We wish you all the best for your future activities, Best regards etc pp. You can also spend a few euros and ask your lawyer to send him a few lines on your behalf. That usually works wonderfully, and peace follows.

Broker commission must be agreed upon in advance. If this was not the case and there is also no contract, he is out of luck.

I wouldn’t react to that at all if it is a municipal property. I don’t know of any case where municipal properties are allowed to be brokered with a commission...

Oh, he's funny .... that would be like if a salesperson at Media Markt told me: So, I advised you for 10 minutes and sold nothing. I would like my unearned commission. The guy is frustrated, probably happens to him more often. Next time he has to secure himself beforehand like a shark. He has no money for a lawyer
