Property purchased - start construction planning before handover?

Hello,

We have indeed found a nice plot without a developer in the Berlin metropolitan area. It will still be used as a garden plot throughout the summer, with handover in October.

What can we already do/apply for by then? And what is the best course of action now?

We were thinking of surveying + soil testing after the handover in order to then obtain concrete offers from solid house and prefab house suppliers. And until then we will somewhat scout the market and study some [Bauleistungsbeschreibung]. Or are we thinking inefficiently there?

We are also happy to receive tips for affordable [GÜs] in the northeast of Berlin.

Congratulations on the property! Before you start choosing a provider, become aware of your life priorities, wishes, and habits. Visualize how you want to live, not what you want to live in. For this, it makes sense and is fun to look at many houses from this perspective – not just in the model settlements. A look at solutions in other countries greatly helps to broaden your perspective and not simply accept what "one" typically does here as limiting and given. If you can articulate how you want to live, you will find a provider or architect, because you will quickly recognize whether it fits or not.

We will soon build (hopefully August) near Berlin (40 km south). If you want some experience reports and recommendations for general contractors, let me know :-)

Is the notarized contract signed? Is the garden designated as building land? Is there a building right? Is there a development plan? Or is it a 34er?

Yes. I would consider surveying between preliminary design and design as early enough, but the soil report whether swamp or rock should have been done before the purchase. Proceeding without an architect means a whole chain of inefficiencies, starting with studying the construction service descriptions from general contractor Apple, general contractor Pear, and so on.

It is building land, an undeveloped plot between residential houses. The 34er applies.

The subsoil will be sand, it is a moraine. There is no swamp or rock in the area, only sand.
