Property purchase (unmarried) and its pitfalls...

Hello everyone,

my girlfriend and I want to buy a plot of land together and build a house on it. After doing some research, from my point of view the option to buy the plot share-wise is the best possibility.

However, the following problem now arises.

Example

Plot costs 100,000 euros
House costs 200,000 euros

Total therefore 300,000 euros

If my girlfriend now has 200,000 and I have 100,000 euros, everything is clear and we split it in a ratio of 2 to 1. But what can be done if you don't yet know what the house will actually cost? It could also be 400,000 euros for the house?! Or maybe only 100,000 euros?

Is it maybe possible to "adjust" this afterwards?

Yes, sure, why not? But it costs money --> notary, land register.

Equity can be stipulated in the contract so that either the person who has contributed significantly more to the house has the right of first refusal in case of dispute/separation or receives a proportional share upon sale. Loans are equally borne and serviced by both parties. What is there to adjust afterwards? The loan amount will be adjusted in due course; equity does not increase that quickly... And a few thousand euros more or less is not something you count on in house construction.

ok, the thing with the notary and the land register was clear to me.

: Do I understand correctly that the contract is not divided by shares, but already by equity? If that is the case, then I wouldn’t have to do anything else, since we know the equity in advance and cover the rest with the loan.

I am talking about an additional private contract between the partners. However, the financial circumstances would have to be quite significant. The purchase contract of a [Grundstück] is held by partners 50/50.
