Hello,
I'll get straight to the point...
We have a well-shaped plot in a favorable location in sight ([Neubaugebiet]). This plot is currently being developed and has soil contamination (e.g., PAK). An environmental office determined the corresponding values, and the contamination is now being disposed of. The remediation of the plots aims to achieve a target level 2 (according to [ALEX 02 Merkblatt]) with a remediation goal ([oSW2]).
We are currently planning to build a house with a basement. Therefore, the question for us is what disposal costs we might face. I have taken a closer look at this [ALEX 02 Merkblatt] but cannot quite make sense of these contamination threshold values. So far, I have only read about landfill classification classes Z0, Z1, Z1.1, Z1.2, Z2, etc....
Our problem now is that the plots will be sold shortly, but a soil report is only possible once the preliminary development phase is completed. Our concern is that one might end up with a problematic plot and the costs for building a house could become unpredictable.
Can you, based on your experience, estimate whether target level 2 with values according to [oSW2] is a good thing or rather a cost trap?
