Hello, we have secured a plot of land, but nothing has been signed yet. Now we first have an appointment with him in the next few weeks, as he is also an AWD financial optimizer on the side, and he wants to make us a great loan offer.... I actually already have a good offer from the Sparkasse, but you can always listen to it... Actually, I want to know what I need to pay attention to going forward and what costs are coming my way? Land costs are €30,000, broker €3,570, notary 1.5%, property transfer tax 5%, land registry entry 0.5%... Is there anything else coming up for me, besides what comes afterwards? Hello ronny,

that raises the question of what you want to build. Are you building a so-called Kfw 70? Or are you simply building a house from some developer? Or are you building on your own? Then at least insurances such as builder's liability insurance and fire shell construction insurance would be mandatory or recommended. If you are building with a loan, you should take out a residual debt insurance. In short, a little more information would be useful to be able to help you further.

Hello, no I want to build in 6 or 7 years, I have just secured the plot for now, which is heavily littered and overgrown. A hoarder lived there before... I want to calmly clear and tidy up the plot first without any loan, except for the purchase of the plot...

The annual property tax is also due. However, for me, it was not significant in the undeveloped state, about €50.

Hello, so I have now received the notary presentation and came across a few things. In Section 2 there is a foreclosure notice and in Section 3 there is a forced mortgage of €9,207.00 for the state of Brandenburg. The seller inherited the property some time ago from her brother and now has to pay inheritance tax, which amounts to these €9,207.00. Furthermore, the contract states: The purchase price is sufficient in the deposited amount for the release of encumbrances. How do I know if there are no further costs recorded in the land register, such as basic fees for electricity, water, gas, etc., or other creditors?
