Is there such a thing as a checklist for the property? What do you have to consider so you don’t end up regretting it bitterly afterwards?

I can only think of topics like groundwater, south orientation, infrastructure.

But there must surely be thousands of other important points that I’m not thinking of, right?

Hello house building blog,

to avoid discussions with your partner, you should first create a list of the most important parameters and agree together that the land purchase will be strictly according to the list.

The important points include:

Price
Flat or slope (basement or slab)
Size and layout, north/south orientation
Location (resale value)
Highway connection
Shopping facilities
School
Distance to workplace
Kindergarten
Doctors
Bank
Contaminated soil
Quietness
Neighboring buildings
Development plan
etc..

After you have created a table with about 5-10 building plots, grades will be given in the individual categories after the viewing: 1 = fits perfectly, 6 = absolutely not. In the end, each building plot receives a total score, the one with the lowest points will be purchased, in case of a tie the price decides.

In addition to the points already mentioned, one should consider the plot sizes and the plot costs including [Anliegerbeiträge]. One should also take into account the costs for public transport or a second car when the plots are not centrally located; what seems like a bargain can sometimes not be so cheap after all.

And please study the development plan carefully and if anything is not understood, have it explained by an expert or ask here! There are often some hidden issues. And please do yourselves a favor and consider what the neighbor could build in the worst case, so that you can decide whether it could have consequences for you or not (shading, wall right in front of your nose, etc...)

I have now done a bit more research and created my own checklist for buying a plot of land as a summary.
Now I just need the right plot of land that also meets these criteria.
By the way, I am looking for a plot of land in the outskirts of Berlin - if anyone has one on offer, bring it on!
