Properly dividing land for single-family house + duplex

Hello,

I would greatly appreciate your tips and advice regarding the following situation:

A plot of land with 1100m^2 is to be divided so that the following houses can fit on it:
Part 1 - Single-family house approx. 160m^2 living space (2 full floors, flat roof/pitched roof) + garage/carport
Part 2 - Semi-detached house, each half of the semi-detached house should have approx. 150m^2 living space (2 full floors, flat roof/pitched roof) + garage/carport
The access road is located at the bottom, in the south. A 3m wide access path is to be created for the semi-detached house.
The floor area ratio is 0.4, the plot ratio is 0.7. In addition, the Bavarian setback regulation must be observed.

I am an absolute layman but could imagine the division somewhat similar to the attached sketch. Does that make sense to some extent? Do you have any points to pay special attention to, which mistakes should be avoided? How is it best to arrange the garages/parking spaces for the semi-detached house? Does it even make sense to place the semi-detached house at the back? Could it be easier from the access/parking perspective to move the semi-detached house forward to the street (option 2)? Which option is more favorable in terms of shading and optimal use of space?

Why exactly three meters, when the plan looks as if, at a width of pi meters fifty, an existing plot boundary could simply be maintained?
But that is just a purely theoretical remark, because:


I believe that immediately.

If I were the owner of the still undivided property, I would first replan it and then develop the division from that – not the other way around.

But frankly, the image gives me the impression that the yellow-framed property does not yet exist as such, but the yellow-framed area currently represents two properties: namely the entire property of house no. 1, to which a strip from the property of house no. 9 is to be added, whose boundary runs between two outbuildings of the property on the right of the plan and bends at the back / top of the plan along another outbuilding.

Does the owner of the entire property also want to remain the (possibly owner-occupying) owner of the single house property?

The constellation almost sounds typical of the case of wanting to finance house construction (and inheritance tax?) from the sale of surplus property area.

The development plan will presumably specify more conditions than just the floor area ratio and the plot ratio. Without knowledge of the complete development plan, many tips will be futile.

For a semi-detached house in the planning law sense, a third building plot is missing.

The street (white on the plan) runs to the south/bottom. The driveway can be placed anywhere. It is also possible to create several entrances, e.g., to parking spaces for the front house.


Maximum space utilization, also due to setback requirements (the property is in an area where one might think gold nuggets have to be buried to justify the price per m^2). Since the parcel boundaries have to be adjusted anyway due to the subdivision, maintaining the right plot piece should not offer a significant cost advantage, right?


Your suspicion is quite close to reality, but the situation is a bit different. The two parcels currently already practically form one property; the division must be historically based. The previous owner would sell the entire property to me, and for me alone it is too expensive and way too large.

So I am looking for partners for the other parts so that sale and subdivision can be done in one go. Whether I will take the single-family house or one of the semi-detached houses is not yet decided. Since I am not a garden fan, I am probably best served with a compactly sized single-family or semi-detached house lot, on which a nice sunny terrace with a small lawn for the children is still possible. The appointment with the planner is delayed a bit due to Pentecost holidays, and I wanted to already get a rough idea of what to pay attention to and what questions to ask. And also to give the potential partners a rough idea.

An important assessment would be whether a single-family house + semi-detached house is even realistic here, or whether it would be better to go with 2 single-family houses.

The development plan is actually surprisingly flexible.
2 full floors, roof shape doesn't matter (pitch <35°), no height restriction, open construction as a single-family house or semi-detached house, at least 2 parking spaces per residential unit, Bavarian setback law, divisions virtually possible at will. Site coverage ratio 0.4, floor area ratio 0.7. And the municipality also sounded quite open to minor deviations in the first phone call (if well justified). They prefer living space for three families over living space for one family.


Yes, the boundary line would still have to be drawn in the middle of the semi-detached house plot.
