Process of purchasing a plot of land

A few days ago (after a long search) we finally found a plot of land in our region that appears to be both beautiful and affordable.

We are now wondering what the next steps are until the purchase.

The sale is from a private person.
We cannot buy the plot entirely with equity (15% must come from external financing).
The plot is fully developed.
The development is carried out according to §34 of the Building Code.

What happens next after we have made an offer to the seller and he (hopefully) accepts it?
From your experience, what is the typical timeline in this context? When does the notary appointment take place?
Do you have any other tips for us?

First of all, you could and should secure the financing in parallel, off to the bank.

- Contact the bank for the financing and the [Grundschuldbrief]. It goes quite quickly.
- Get a notary appointment. It can take up to 2 months. For us, it was 6 weeks in the fall.
- The notary obtains all certificates from authorities and public institutions. It took 3 weeks for us.
- You will be asked to pay the purchase price.
- The buyer confirms the receipt of funds to the notary.
- You are the owners.
- The land registry office makes the entry. It took us almost 4 months.
- You are the owners.

The procedure is fine, but the mortgage deed is only exceptionally necessary. And if so, it is not a separate step. This happens automatically with the registration of the mortgage to secure the loan.

Great, thank you very much for the quick and comprehensive answers. What does it look like after that? We are not sure which steps we can possibly already initiate in parallel with the purchase (of course in consultation with the seller). Keyword surveying, soil report, inspection with the home construction company, or similar. What follows immediately after the purchase?
