Procedure land, bank, general contractor order - does this fit as is?

Hello everyone,

our house construction project is now about to start.

We had considered it at the end of 2022 but then decided against it due to all the uncertainties.

I am a bit unsure about the process, whether I might have forgotten something formal and important and am basically setting myself up for failure.

Land plot available - 1300 sqm in family ownership - according to the notary's division, my partner already owns the back half. Entry in the land register for 1/2 has been made.
The division must still be carried out by the surveyor in connection with the building application.
Division and building application proceed in parallel in Berlin. Development of the second row has been clarified - personally clarified with urban planning. The size will be adhered to.
Bank financing was approved today.

Now the question: Sign the construction contract now (offer suits us) and then it should be able to start.

Do you have any thought that I should definitely consider beforehand?

Oh yes, you should consider that the house also needs to be designed, and that a freelance architect is better suited for this than an inclusive planner from a general contractor. A general contractor whose construction contract you agree to is only "half the rent," and in I have not read anything about planning or found anything else in your thread history. By the way, I seem to remember from that he would not build again with a general contractor.

You can obtain it. But with a construction company it is a) difficult for laypeople to derive anything from the figures and b) even for professionals not much can be deduced due to the business model with inventories/construction and later sales/payment receipts/activation possibilities.
A proper annual report with management report would be much more interesting – for example, with Helma you could read how badly it was going (on the earnings side).

Is there a planned house with all details so that "the offer suits you"? Otherwise, please do not sign anything with the GU.

This probably raises the justified suspicion that the company does proper work. However, I was talking about design competence, which cannot be deduced from clean work. Planning is the architect's responsibility; general contractors usually take the "necessary" architectural services very literally.

Almost only the Easter Bunny believes that credit agencies can and would read balance sheets. It is far more useful for YOU to pay attention to the aspects of "completion guarantee" and "final payment." An insolvency can be just as irrelevant to you as you would have little to do with the administrator.
