Problems with the architect

Hello I hope you can help me.

Status:
We are building an extension, about 110m2
We have the building plan and building permit
The pit is excavated

Our architect wants to create a working plan, but we do not need one and have not commissioned one. He wants 1800€ for it. Our site manager says we should pay that so he will be cooperative in the future.

I feel blackmailed.

Is it costly to change the architect? Is that even sensible?

An approval planning at a scale of 1:100 serves, as the name already suggests, to assess the approval capability of the construction itself. Trying to replace execution drawings with it is tantamount to improvisation. What can turn out differently than it ideally should easily can ruin more than the mentioned fee for this planning service. Changing an architect because he does his job properly would be, in layman's terms, "the other clever."

I can’t really estimate whether the construction plan actually means an effort of €1800, but how the hell do you want to build without a construction plan? That can only result in rubbish, right? Above all, you basically give up any claim to warranty because every craftsman can excuse themselves by saying there were no concrete specifications...

I think the OP lacks the idea of what else could be missing if there is already an approval plan. Therefore, I will try it with a figurative comparison: reading an approval plan as a score for how to build the house is roughly like measuring the course of a bypass to be built from a hiking map.

We also work with architects. For the building application, of course, only the 1:100 planning for the office was available. That was about half a year ago. In the meantime, quite a few changes were made to the floor plan without significantly altering the exterior shell. A few windows were slightly moved. Now we have the almost complete execution planning with many details at 1:50 and a separate electrical planning at 1:100. We review them, can still point out errors that will then be corrected. In 2 weeks we will sign off on this execution planning, the description of services, and the concrete sampling protocol. After that, prices/offers will be obtained, the prices presented to us, and then a construction contract will be concluded (a contract). This works for us. Additionally, we commission the individual service stages with the architect step by step.

He probably does not say that you should pay without any compensation (work plan), but rather that you should have the plan created.



That is exaggerated. There is no question of blackmail.

In that respect, if I were you, I would take a deep breath and consider what actually makes sense.
It reads as if you are simply angry that you now have additional costs of 1800 that were not planned before. That rarely makes for an objective and blocks a neutral assessment.
