Hello,
I have a problem with our house construction planning and would like to hear your opinion. I know it is difficult to give me solid advice here, but I still wanted to see if there are any experiences regarding this.
Since only 1 full floor is allowed in our development plan, we have planned a house with a recessed upper floor. Furthermore, we are building with a basement. Now the problem is that the sewer is not that deep, and we would either have to work with a lifting station or build the house higher out of the ground to avoid a lifting station.
I have to say that neither my wife nor I want a lifting station because the basement is also to be converted into an apartment for our daughter, and by "raising the house" we would also save money on excavation.
So far, so good, the problem is that if we were to build the house high enough out of the ground, the basement would count as a full floor because the average protrudes more than 1.50m above the natural terrain. The fact that we want to fill the terrain anyway so that the house does not protrude too far does not matter, because only the natural terrain counts, not the filled terrain.
Now we are wondering what would happen if we build the house high enough as planned, fill in, and thus have 2 full floors according to DIN regulations instead of the 1 allowed. I could imagine that a fine would be imposed, but I couldn't say if it would be extremely high? Aside from the fact that we do not believe that anyone will re-measure...
Maybe someone here is knowledgeable about this and has had such a problem?
