There are particularly clever people who buy such streets and then try to extort excessive usage fees from the residents. Otherwise, they forbid you from using it and you can beam yourself onto your property. Currently, such a case is again circulating in the press. It's probably not completely legal, but in the end it's probably easier and less stressful than a homeowners' association buying and managing such a street, instead of fighting with some stranger in court.

Maybe there is only a right of way and utility lines recorded, then you are no longer allowed to drive ... "Particularly clever people" can professionally discover such cases and have their company headquarters in Panama or the Golan Heights, or constantly resell their company ;-) That the street can even belong to the insolvency estate of an uninvolved party means that you residents must have been seriously negligent – and you should urgently fix that now. Any hesitation is a dance on the volcano (unless the objection from is justified, i.e. if you have also registered the driving rights, the street is useless to any third party, and the previous owner has founded his insolvency story on such worthless assets).

Good keywords: who is actually the current owner, and how come the private road was not sold to the residents back then?

I wouldn't overrate the thing on extra3, like much from this format, for example Realer Irrsinn, which is supposed to generate laughs by omitting information. If the development of the property is no longer secured, there will be a compulsory registration.

Without having seen the contribution on extra3... such cases happen more often. Normally, the owners of the street fail with their extortion, but until then you have a lot of trouble and legal fees (and apparently enough people agree to it, making the business worthwhile). If the offered price is reasonable, better buy it and save yourself the stress
