Private road - what can you expect there?

Hello,
we live at the end of a dead-end street, which is a private road without public dedication. The street has now been offered for sale to the residents, actually due to insolvency. Now the question is what will come to the residents if they buy such a street? What costs can one typically expect regarding winter service, cleaning, insurance? How is a price determined here? Where can one turn to for advice? Maybe someone can share their practical experiences?

Counter-question: what do you think will happen to you if a stranger buys it? Experiences see "extra3 realer Irrsinn", if I remember correctly :-(

That's exactly why I'm asking... To get an overview of what awaits us when we buy. So that one already has a rough overview. Surely there are some experiences here...

It's clear to me that it becomes quite unpredictable if we don't buy.

After almost 20 years, it's a "sh..." situation.

I previously lived on a small private street; I believe the total size of the path was about 200 sqm back then. The owners of the houses jointly purchased the path at that time, and the total area was proportionally divided among the owners.

We thus bought 1/6 of 200 sqm in addition to the actual property of the house.

Since the six owners did everything themselves, meaning cleaning, winter services, etc., we did not incur any costs in that regard. To be honest, I can’t currently remember whether the share of the private path was included in the property tax assessment for the house’s land, because I didn’t pay anything separately in the nearly seven years we lived there.

We also did not have any insurance. The private path was simply a private path. Apart from the owners and their visitors, the postman or parcel delivery person, no one else was walking there. Later on, they wanted to put up a sign saying "Private path, no winter service, entry and driving at your own risk" or something along those lines, but the sign never appeared.

Just as writes, that's how I know it. It can go well, but it can also be very stressful if someone thinks they have to pay a lot of attention to this private road and expects the other owners to go along with it. It is simply common property. And that is exactly why there are no services from the LK.

The question is, what use is it to you to own the street? All rights of use will have to be registered in the land register/easement register. Will anyone else even buy it then?
