Price-performance comparison: Which is the best prefabricated house provider?

Hello,

we are still at the very beginning of our house building project and are currently busy searching for a plot of land. To use the search time effectively, I am currently trying to get an overview of the seemingly endless prefabricated house provider market. Therefore, I wanted to ask here in the forum for your assessment of which prefabricated house providers, in your opinion, offer the best price-performance ratio in Bavaria. To narrow down the performance level a bit, the house should be a typical single-family home with 140m2 of living space and a budget of around €300,000 (with a basement but without land). Compared to the automobile market, I am therefore looking for a Skoda Octavia.

I am curious about your experiences and whom you would or have given preference to.

I have the same problem at the moment. I’m not so sure anymore whether these "prefabricated houses" are as cheap as they make them out to be. Maybe in their catalog prices including the postcard houses. But if you look behind that, it only starts.

For us, a prefabricated house from Weberhaus is about €300,000. Fixed and finished. However, there are still about €40,000-50,000 in additional building costs (construction electricity, excavation pit, portable toilet, architect (!), house connections, surveying costs, soil survey, etc.). These are costs that most people don’t have on their calculation at first.

I highly recommend doing a cost assessment according to DIN 276 to avoid forgetting anything. And never forget a safety item "miscellaneous".

You dig through the forum like that, but it helps you most to have your exact questions answered. So yes, reading is educational, but it can’t fully solve the problem. Therefore, I think it does make sense to ask again.

There are currently parallel discussions about prefabricated houses - the users writing there will not also write the same thing here, so you have to read a bit.

Recommendations for companies are rare because much is subjective and building a house almost never happens without trouble.
The best thing is to read through the various house blogs and then visit the companies or contact them. Often most drop out quickly - because they only offer the cheap Japanese or the expensive Benz
