Attached is a self-created preliminary plan for a single-family house with approx. 150m2 of living space. This is intended as preparation/foundation for the architect appointment next week. I would gladly like to hear your assessment. I am very grateful for any hints.

Persons: 2 adults, one child planned

- Office: focus on home office
- Overnight guests per year: few
- Rather closed architecture
- Simple, plain construction
- Closed U-shaped kitchen

- Garage: yes, double garage with storage room

Hausentwurf
- Planning by: do-it-yourself
- Price estimate: KFW40, house, garage, slab 460,000 EUR (plus 70,000 EUR incidental costs)
- Personal price limit for house including kitchen and furniture: 500,000 EUR (plus 70,000 EUR incidental costs)
- Preferred heating technology: air-to-water heat pump, underfloor heating, photovoltaic with storage

Wenn Ihr verzichten müsst, on which details/extensions
- Battery storage
- 10m2 less living space (reduce room sizes)
- Carport with storage room instead of garage

Warum ist der Entwurf so geworden:
- The proposed garage fits well due to the plot shape (trapezoid)
- Ground floor: entrance area: square with large wardrobe niche
- Ground floor: technology: close to house connections and heat pump
- Ground floor: garage access: via storage room for direct storage of groceries.
- Ground floor: kitchen: closed, appears tidier and prevents odors in living room
- Ground floor: living room: relatively wide, therefore does not feel narrow and elongated
- Upper floor: corridor: direct access to rooms without walking around stairs
- Upper floor: bathroom: located directly above technology room => no circulation needed
- Upper floor: office: relatively large due to frequent home office use
- Upper floor: bedroom: southeast side, for morning sun
- Upper floor: wardrobe: for more peace in bedroom, outside bedroom
- Upper floor: child/guest: spare room

Nicht so gut:
- Ground floor: the window in the entrance area is behind the stairs.
- Upper floor: window in the corridor is not easy to clean

Was ist die wichtigste Frage zum Grundriss in 130 Zeichen zusammengefasst?
- Are the windows shown sensible?
- Is the floor plan okay? Does anyone have improvement suggestions?
- Do the room proportions fit?
- What additional costs are expected for the entrance canopy with extended flat roof?

That actually looks quite decent - however: are we talking about an architect or a "architect"? (In the first case, I would have advised you to do less "preliminary work," and then don't take your drawings with you yet, but let the professional suggest something that can later be discussed against each other if necessary).

In my opinion, the now widespread possibility of getting the feeling through PC programs and tools that one can even professionally plan their own house is a significant disadvantage for the actual result; one becomes too fixated on the possibilities and especially the limitations of the software and may miss making the necessary gut-feelings about how it should be in one’s own house. A builder becomes fixated/in love with their own hard-earned plan and thereby inhibits their own creativity and that of the later planner, also because people probably do not like to be told that their own "plan" might be nonsense and not well implemented. After all, they have already put so much effort into it, and the more effort that has gone into it, the more they will defend it. I would therefore advise setting this plan aside and forgetting it for the time being and instead making a list of the things that could enhance my personal living feeling in the house. Do I want large window areas, what type of heating suits me, which materials are particularly important to me, and much more. Such fancy programs can simply give the illusion that a qualified architect might not be that important after all, since I have largely created my plan myself.

first point that caught my attention: Where is the sink in the upstairs bathroom? (Ahh, I just found it in the drawing, in 3D it was hidden by the wall) Also: I would green the garage. People don't like to look at black bitumen from the beautiful windows on the upper floor. This also protects the roof covering and doubles its lifespan (according to roofers). In addition, it improves the microclimate.

According to the plan (floor plan), it is already, only the pictures currently do not show it.
