Prefabricated House & Solid House - Assessment of Offers

Hello everyone,

we are currently planning the construction of a single-family house in Baden Württemberg (Ostalbkreis) and have already found the right plot of land.

Now to the tricky part of the matter:
We first looked at some prefab house providers, there are quite a few show homes in our area.

Our requirements are as follows:
- Single-family house as a city villa (two-story), approx. 140-150m² -> no bay windows or similar
- Double garage
- Open kitchen/dining/living area
- Floor-to-ceiling windows
- Basement optional, not considered in the planning mentioned here.
- The plot is almost level and easily accessible
-> in my opinion, the requirements for the house are therefore very modest.

Price-wise, we were always around approx. 315-340k euros for an almost (!) turnkey version of the prefab house (without the plot, without additional costs).

Based on these figures, we talked to some real estate experienced people, who said that for that price, a solid/conventionally built house should easily be possible (and even cheaper).
A solidly built house would appeal to us more due to its value retention and stability.

Since the delivery times of the major prefab house providers are around 1 year, we then went to the architect.
The architect said relatively quickly that the house prices given seemed very cheap to him but would still like to take care of it.

Even with frequently mentioned m² prices of approx. 1500-2000 euros/m², I come to 280,000-300,000 euros for our house size and am still well below the offers from prefab house providers, even with the high value (2000 euros).

Now I still have several questions:
- In your opinion, is it possible to build our solid house (almost turnkey) at a similar (or better, cheaper) price than the prefab houses?
- Do you have a tip for a prefab house provider with a good price/performance ratio? Quality costs - that is clear, so we do not want to save at any cost and were not with the cheapest providers.
- Is the frequently mentioned m² price of 1500-2000 euros/m² calculated "turnkey"?

What often surprises me is that many people only compare prefabricated houses with solid houses (brick). Meanwhile, you can also get houses from many regional carpentry companies, etc., in timber frame, solid wood, dowel wood construction, etc. Whether wood or brick is a decision everyone has to make for themselves, as both have advantages and disadvantages.

I think there are a number of reputable providers in the Ostalbkreis who can build a city villa of the specified size at regional standard prices. They also offer houses that fall within the standard model segment. Considering the offered price, I consider cheaper offers quite possible. Please keep in mind that the Ostalbkreis is classified as earthquake zone II or III depending on the postal code, which can significantly increase construction costs.

Good morning,


Depending on which prefab house provider you have chosen, this offer price – also within its range – is quite common. This is not because these providers "cannot get enough", but because of the system and production method of prefab houses themselves.


I would estimate the price for a solid house roughly as follows:

City villa 150 sqm according to energy saving regulations: €248k
Basement, as a functional basement: €42k
Double garage, as a prefabricated garage: €13k
Ventilation system: €13k

So far: €316k

Additional costs include painting work + floor coverings, reserve for extras, ancillary construction costs €40k, costs for access path and outdoor facilities.


It depends on the house size and architecture; €1,500/sqm is a good starting point ... in NRW, the north and east. In your region, I would rather calculate from €1,600/sqm.
