Prefabricated house provider with electrical installation as own work

Hello dear friends of refined home building,

we would like to carry out the electrical installation with KNX ourselves in our future house (we have experience) and are now considering possibly taking a prefabricated house (timber frame construction). Our favorite so far was Okal Haus, because many of our wishes are already included as standard and the quality is right. Now Okal Haus is somewhat reluctant when it comes to doing the electrical installation ourselves. Therefore, we are looking for alternatives.

Who can you recommend that is similar to Okal Haus but allows the electrical installation to be done by oneself? Our current alternative is Streif Haus.

The music in electronics lies in the planning and wiring, not in pulling cables. For a prefab house manufacturer - unless you want a real shell construction - this is rather not a good trade for self-performance to want to do completely by yourself. And probably also a complication in terms of warranty. However, home automation is something that should already be understood by the "shell contractor." In this respect, both brands mentioned do not sound like the right level of innovation to me.

My basic advice, not to ask for a red house from a white mason (or vice versa), applies similarly to equipment: do not throw the builder out of his routine track, otherwise you basically build in defects.


I would also put these two in the same bag, but “innovation” is not written on it.

I would have an installation level created by the prefabricated house provider. You must not forget that otherwise you will encounter many beams, etc., and depending on the wall structure, you might damage the thermal envelope, and on the ceiling, you will have the problem that, depending on the room size, many supporting beams run at close intervals. I find it very daring to want to pull so many cables through all this timberwork yourself. It would already be easier with an installation level. The only question is whether you still have a significant saving effect compared to a normal prefabricated house with electrical installation from the manufacturer.

Yes, practically you would have to do your own wiring work within the house manufacturer's production without this level. In their place, I wouldn't be keen on that either.

I believe 11ant summed it up very well with that sentence. This is a very important point and I neglected to think more carefully about the wall construction. I viewed it from the perspective of solid construction and mistakenly equated it with timber frame construction. I was aware that it is done somewhat differently and initially wanted to clarify whether the providers would even cooperate. Now, thanks to you, I have become a bit wiser and can now understand why the providers don’t want that. At the same time, it is also a poor reflection that I did not get the information directly from the manufacturer. Here, only the loss of the complete(!) warranty or similar was argued. Thank you for the quick and very competent help

We built with Büdenbender and did exactly as you plan. So electrical work was done by ourselves. There were no problems at all. In the equipment consultation, I provided all necessary information (sockets, outlets, etc.). These were milled exactly as specified and, where necessary, directly equipped with empty conduits and pull wires (walls). We installed them in the ceiling and floor.
