Prefabricated house construction? With what budget is building possible?

Hello, we have decided to build a prefabricated house. We already had an appointment with a house manufacturer today, which was very sobering and would exceed our budget. I wanted to ask if we are really planning unrealistically? The budget is €350,000. A plot would be realistic for around €100,000 in our area, approximately 550m². The idea is a 140m² house without a basement, sanitary facilities and floors also done by ourselves as long as the materials are already included in the price. For additional construction costs, we roughly calculate €50,000, so there is €200,000 left for the house (as mentioned, own work possible). Is this really so unrealistic? After our appointment today, it seems to me that €500,000 is necessary, but we can't imagine that everyone can spend that much money on a house. We don't want a palace, but it should be something reasonable in terms of quality. Can anyone recommend a reputable prefabricated house company that fits this price range or specializes in shell houses?

For a high-quality timber frame prefab house, 200k is unrealistic. The foundation slab must be included. Our house cost about 230k without the foundation slab / basement with 135 sqm (including materials for floors + painting done by ourselves).

I think Wastl is right. TEUR 200 also seems too little to me if it is to be a high-quality timber frame house.
Our price was TEUR 360 for 191 sqm, however turnkey, with a basement, heat pump heating, controlled residential ventilation, and as a individually planned house.

Who did you build with, if you don't mind me asking? We really thought that 200,000€ would be enough, as I said without basement and incidental construction costs. Maybe something could still be done with the sqm, since 120 sqm would actually be enough for us too. We now want to arrange an appointment with Bien-Zenker and Hanlo Haus; I think they are somewhat cheaper.

We built Hanse Haus. I can give you details via private message. An honest statement from our Bien-Zenker salesperson (he was also a very likeable man – we still decided against Bien-Zenker) "The good ones all cost about the same." Usually, not having a basement saves money, but the foundation slab will cost you about 10-20k €.

You shouldn’t see it exclusively negatively; better an honest description of the starting situation than a later sobering up.


I will now assume solid construction; although good prefabricated house providers are not cheaper, but often more expensive.

Budget: €350k
Land: €100k
Single-family house, 140 sqm living area and KfW 70: €224k
Ancillary building costs: €35-40k
Painting work in DIY: €10k
Floor coverings in DIY: €10k
Outdoor facilities in DIY: €10k
Reserve for extras: €10k

Shortfall: €54k

If you assume that the materials for the interior finishing will be provided, you have to look for providers who specifically address that clientele; alternatively have it tendered via an architect. However, the question must be answered whether you a) have the knowledge about the required work and b) the time to do this work. From my point of view, building a new single-family house should not dominate life!


Why the restriction to a prefabricated house provider? That considerably limits your possibilities to contribute DIY work, beyond painting and floor coverings...
