Prefabricated house company Raum Ingolstadt (Bavaria) experiences

Hello everyone,

we would like to build a house in the region around Ingolstadt. A plot of land is not yet available, but we would like to start dealing with different providers already. Originally, we wanted to build with solid construction, but meanwhile, we are also open to a prefabricated house. So far, we have informed ourselves about the company Kampa and are in contact with a consultant; we have also visited their company headquarters and a show house. We basically like what we have heard and seen, but we fear that we might not be able to afford it. In the family, several homes have already been built with Regnauer; the experiences are consistently good here, but Regnauer is also rather in the "premium segment."

For a prefabricated house, the following would be important to us:
- Wall construction made of natural materials (no styrofoam, Styrodur, or similar)
- KfW40+ possible
- Not bound to a grid
- All walls preferably continuously mountable
- Shell construction or as much self-performance as possible
- Basement possible
- As transparent information as possible (e.g., not only wall construction but also intermediate ceiling and roof construction)

Quick googling and flipping through catalogs led us to the following companies:
- Wolf Haus
- Fertighaus Weiss
- Baufritz

We would be happy if there are homeowners here who have already built with one of the aforementioned companies or have purchased a house from these companies. We are also open to other providers.

If Regnauer seems pretty surely too "premium" for you and probably Kampa as well, and in addition a lot of own work should be possible, then build with an architect and leave it to them to select the suitable partners. I don't know exactly about Wolf and Weiss, but I see Baufritz in the same league as Regnauer and Kampa.

Grids do not dictate construction today by any means (anymore), but concerning the outer walls it is still advisable to think in whole units of 25 cm exterior lengths (and in general not "more precisely" than in half ten-centimeter steps). You can practically mount wall cabinets on all types of interior walls, you can check off those fears. You should rather not want to know such details as ceiling structures too precisely, otherwise you will just end up with frighteningly complex comparison tables afterwards. Just trust that professional house builders know what they're doing. And don't even get tempted to reorder anything on tried-and-tested structures (and thereby summon complications). Routines are essential to proactively control quality.


Forget that quickly: KfW40+ is firstly a nice subsidy of the type "the devil makes...", but unsuitable to actually reduce construction costs for normal earners on balance; and secondly it is rather combinable with OR than with AND due to an aversion against ETICS & co.


If only a property with developer tie-in were found, all the considerations about who could have been would have been "for nothing" anyway as not the greatest building partner could have been.

Hello,

we are building with Fertighaus Weiss in the district of Eichstätt. (Baubeginn diesen Monat). So far we are very satisfied. As far as I can judge, Fertighaus Weiss meets your expectations and could build you a beautiful house. Whether it ultimately fits, you have to decide for yourselves.

Yes, it is really not that easy, and the prices are sometimes outrageous. But we won’t give up. ;)

Let's put it this way, of course the quality would absolutely appeal to us and we have not yet obtained a concrete offer from any of the companies, it is only a concern that we might not be able to afford it. Kampa is currently offering a 135 sqm house on a plot that costs around 300k on the internet, for a total of 750k. And 3333€/sqm for the Kampa standard seems quite a lot to me. However, we still lack comparative values. In our region there is a well-known architect (Albert Ringlstetter) who builds beautiful classic houses in solid construction, he would also appeal to us. However, I would have assumed that building with an architect would generally be more expensive. Am I wrong here? With self-contribution I mean less that we want to pitch in ourselves (we certainly want to, within our possibilities), but rather that we want to award many trades ourselves, since there are many trades in the family: draftsman, civil engineer, carpenter, joiner, locksmith...


Thanks for the tip. I once helped with a family house build. There we glued 30 cm of Styrofoam on a glued spruce board and that was the entire wall structure, hence my skepticism. Inside, the walls were so thin that for example in the stairwell, when screwing into the wall, you could hit the screws of the toilet suspension mounted from the other side.


We are not fixed on KfW40+, we thought we would take that as a basis for comparison. What good is it for me to compare a KfW40+ prefabricated house with a KfW70 solid construction?



So far we have only come across two plots with builder tie-in, but both are out of the question for us. The one plot that Kampa offered us would also be available without builder tie-in and makes a good impression at first glance, but unfortunately not on the second. Moreover, the latter has been listed for over a year now and that means nothing good in our region.
