Hello forum,
I am the owner of a craft business and the rooms I currently use are rented. Now I would like to move but without renting again somehow. In my opinion, there were two possibilities, first to buy an older house and convert it or to build something new. I am not the biggest fan of buying a house and converting it for expensive money, only to have the usual problems like a leaking roof etc. eventually.
I have already discussed the whole matter with the tax advisor and she gave the green light up to about €150,000 based on the numbers. Now I would like to stay below that and get rid of the debts as quickly as possible. Equity capital would be €45,000. I just need a precise financial plan with which I can then approach the tax advisor and especially the bank again. But since I have never built anything in my life, a million questions come up.
1. Plot of land, here there is 1b 1000 sqm at about €33 to 35, so €35,000 + 5% for notary, LJA etc. then €38,000.
2. The hall
Here it starts. Since it is “only” a craft business as I said, the building doesn’t have to win any beauty prize :) So I looked around for prefabricated halls, where the parts come in one piece and are just placed on the finished base plate. Without advertising now, I got hold of the catalogs from the company 3S. Does anyone have experience with them? There are so many providers, no idea how to keep track of them. I estimate the bare hall at €50,000 according to the price list. On top of that come the costs for: - The base plate (can anyone say something about the costs approx.?) - The assembly - All the lines from the street. (How does that work, is a channel dug there or do electricity, water etc. providers come individually? What does that cost approx.?) - Interior fittings (Here I really have no idea unfortunately. According to the manufacturer of the hall, the interior will be clad with plasterboard panels and that is the interior wall. Are all the lines then laid in surface-mounted cable ducts? On top of that, of course, things like roller doors, fireproof doors and so on. Outside a driveway with parking spaces. I have calculated the interior fittings at €40,000, but that is really just a rough estimate.
The requirements for the hall are “normal” I would say. A fireproof door is needed, the rest is unspectacular. Just production and separated office, staff room, storage room, heating, 19 inch rack etc.
I don’t know how to calculate all this. Any tips before it ends in disaster? :) I have certainly forgotten 100 things here, which I will add as they come up.
