Prefabricated garage or brick garage?

Hello everyone,
we are currently planning a bungalow with garage access and are not sure whether it is better to plan a prefabricated garage or to have one built with masonry. The dimensions (special) are currently 3.5 x 9 meters, as we also want to accommodate bikes and a workbench.
Thus, a door + window facing the garden and a side door into the house.
Our construction company (still in the offer phase) has now offered us a price of about 15,000 EUR for a prefabricated garage and said a masonry one would cost at least 22,000 EUR. Furthermore, the statement is that too much interior space would be lost with a masonry garage?. With a prefabricated garage, however, I have two complete walls of the house and the garage directly next to each other.
So what is better now? And can the price be correct?

Hello,

Yes, the statement from your provider seems realistic to me. With the dimension of 3.5 x 9, you move beyond the standard grids of prefabricated garage manufacturers. With 3.0 m width and up to 10.0 m depth, everything is standard; beyond that, permits from the prefabricated garage manufacturer must be obtained for accompanying transport, possibly follow-up transports. Thus, the prefabricated garage you requested becomes almost 100% more expensive than the standard prefabricated garage 2.96 x 9.00 x 2.45 m.

In my opinion, the price for the masonry garage is also reasonable. Logically, you lose interior space with a masonry garage, because the exterior walls are built with at least 17.5 cm thick bricks – meaning, from the planned 3.50 m you have only 3.15 m available, or rather about 2.5 - 15 cm less all around, because it should be placed on the property line and adapted to the exterior plaster/facing of the house from the outside. Brick slips (in case of a different facing of the house) are not recommended; even with a garage – brick slips tend to come loose easily.

What speaks against a prefabricated garage is the access to the house from the garage. There are, among other things, always problems with the tightness of such a construction.

We were/are currently facing the same problem (7x5m). However, we want a gate and a door at the front, plus a door at the back facing the garden. I didn’t find that with any prefabricated garage manufacturer. We were also willing to have a large gate at the front. Here we received offers for the prefabricated garage around 20,000 €. We have now had the floor slab cast by our builder (4500 €) and kindly asked the masons if they could do it for us. That was of course no problem. Now we have our desired garage and saved 5,000 €!

The prices are within the range that we have also been offered.

What most house sellers have (fairly ???) advised us is:

1. Have the garage with the desired dimensions planned.
2. Have this garage approved together with the house.

After that, we would be "free" with what we do.
According to the seller, we can then also have the garage built at some point
(for example, when there is money in the cash register again) by a local
craftsman.
Approved is approved.
I don't know if that's true.
However, this has already been offered to us several times WITHOUT
extra charge.

THAT is not true, look at your building permit.

Another solution: most prefabricated garage manufacturers offer the service of the building application as well; costs about €50.00 in the Rhineland. With that you can then, when you know you have some money left over again, buy a prefabricated garage including the building application.
