Prefab house vs solid house. Which is better and why?

Hello everyone!

I am new here and hope my question is in the right section. We have reserved a plot of land (550 square meters with a slight slope). Now we are in the process of obtaining and comparing various offers. So far, the options are
1. Solid house provider
2. Ytong kit supplier
3. Prefabricated house provider

Now first a general question:
Solid house vs. prefabricated house
Is one better than the other? How does it behave, for example, in the event of water damage? Why one and not the other? Or are there no qualitative differences at all? Please help us!

Price-wise, with the same equipment, not really.

When the common folk / layman says "prefabricated house," they simplify greatly and usually mean a house made of wooden stud panels. The reality looks different: first, the house is not "finished," but "prefabricated," and this only applies to its shell. It is not the construction time that is shorter, but only the assembly time of the shell elements. Secondly, there are now also some providers of prefabricated walls made of solid building materials (mostly porous bricks).

The "kit house" variant is built "stone by stone," and there are also prefabricated houses as "shell houses." That means in both "worlds" there are offers for (partial) do-it-yourselfers.

I am no longer part of a fringe group with the attitude that "prefabricated houses" are comparable, but still a minority. So you will still easily find someone who sees inferior "shacks" in them.

And if you think that by deciding on a solid house you are one step further, then it only goes to the next round: then comes the next matter of faith, which is "calcium silicate brick or aerated concrete or porous brick or expanded clay or pumice or shuttering block and so on" or "monolithic or with external thermal insulation composite system." Each "faction" has its fervent preachers of hatred ;-)

The essential difference is probably that prefabricated house providers (wooden studs or stone) operate nationwide, while solid builders, but increasingly also carpentries, operate regionally and are typically owner-managed.

My advice therefore is: if you have not yet committed to or against any construction method, don't let yourself be driven crazy. Instead, look for a house provider / builder with whom the "chemistry" fits. And let them use the construction method with which they have the most experience; that is the most certain way to a good result.

11ant summarized it perfectly. It is a matter of belief and gut feeling.

After last summer (2018), we decided on a solid house (KS+WDVS). The indoor climate feels more comfortable. A matter of taste.

Prefab house suppliers are sometimes even more expensive because the houses are nowadays made with high-quality building materials and are already upgraded with all sorts of technical gadgets as standard. The "infamous" Allkauf House shell house is, of course, the cheapest way to get into your own four walls.

Therefore: first set a budget (consultation appointment at the bank), then get initial offers and try to get a feeling for: "how much house can I afford".

...and under solid house you can further subdivide exactly the same way...GU or architect and so on.

On the one hand, it's a matter of belief, on the other hand, it's also a question of what you want or don't want.

I can recommend gathering a lot of information, asking around a lot, going to a model house park, talking to a GU once... being aware that everyone thinks their own "system" is the best...

Usually, something becomes clear over time. At least you then develop more concrete wishes or ideas... for one person it doesn't matter at all if it's a "template house," for another that's out of the question, one person feels comfortable with systems from prefab house providers or GUs because they have more "orientation," another prefers the freedom to determine everything individually like with an architect, for example.

More important than the wall construction is a contract partner who suits you, who understands what you want.
