Good morning,

I would like to purchase a plot of approximately 770 sqm and have a question regarding possible development.

Floor area ratio: 0.6
Site coverage ratio: 0.35

So, to my knowledge, 460 sqm of living space is permitted. Does this area now also include basement rooms, garage, staircase, etc.?

Attached is an excerpt from the development plan.

As long as it is a full storey, basements and attics are also included. Stairwells anyway, as you have already quoted for non-full storeys. Terraces, balconies, garages, etc. are not included unless state law specifies otherwise.

But you haven’t read the text in the photo (state building code), have you?
It also concerns non-full storeys as well as the enclosure of rooms and staircases.
I would count all the area. And the architect really knows exactly.

Yes, I did. It exclusively concerns rooms located in non-full stories. Thus, it is a supplement to the "normal" regulation, as I wrote in my post.

Thank you very much for your answers. So if I were to convert the roof, which is not a full storey, for residential purposes, the area would have to be included?

More interesting regarding the site occupancy index (as a general rule) is how much it may possibly be exceeded if driveway areas etc. are included. In the specific case of an effective ground area of 269 sqm and 462 sqm floor area, I also clearly see a comfortably sized house as possible without nitpicking and tricks, provided that, of course, the seventh child is not the last one.
