Position basement stairs - 120 sqm single-family house

Hello everyone,

I would like to ask you for advice once again. Our building application has already been submitted, but we are currently discussing one point again: the position of the basement staircase.

The stairway to the upper floor leads directly from the cloakroom to the left. We also like it that way. You enter the basement from the living area through the basement door. In our opinion, this position has the following disadvantages:
1. From the living room couch, you can see 3 doors.
2. Beverage crates and food supplies have to be carried through the living area into the basement.
3. Wall space/parking space is lost in the living area because of the basement door.

In the second picture, our consideration is shown. Moving the basement door into the cloakroom. This leads to:
1. The cloakroom/hanging space becoming smaller.
2. A "cavity" behind the fireplace, which could possibly be used as storage space.
3. The basement stairs becoming steeper/longer and requiring a "landing" in the upper curve.

What do you think of our idea to move the basement stairs into the cloakroom?

Here are some general information about the construction project:
-120 sqm living area
-Upper floor with 1.25 m knee wall
-45-degree roof pitch
-Fully basemented
2 adults + max. 2 children

Is this a conversion project (or where else does the loggia accessible only from the outside and the strange room layout come from?)

Why the staircase is rotated in the direction of travel (with an eave-side exit!) is not clear to me, nor are the landings. Area "waste" due to a chimney location is also not the real reason.

Why do you ask such questions at a stage of a plan already considered ready for submission?

A staircase is a central topic that, in my opinion, is not suitable for doodling.


They could have been much more valuable at an earlier stage, but with this floor plan they certainly would have been painful blows.

...an ultra-narrow living room as a passage room for the bathroom, guest room and... cellar [emoji33]

Hello everyone,
the construction project is a new build, but on an inherited plot of land, which is very small. Therefore, a larger floor area is not possible. I should also mention that the house is intended to be used later as a retirement home for 1-2 people.

Therefore, a different room layout is neither desired by us nor possible due to lack of space. Only the access to the basement is still open.

The opposite is true: especially limited spaces need good layout, and it is simply not possible to fix a poorly designed house with a non-functioning staircase.
