I recently found an interesting offer. A real estate company, which includes a property development firm, offers various building plots on the internet; some are complete packages (plot + house), while others are individually buildable plots. Both are on the same site. If you decide to purchase only the plot, the owner can choose who builds their house (according to the development plan).
My questions about this:
1.) Why does the seller not offer only complete packages? This would generate much more revenue. Does he have tax advantages by selling plots separately?
2.) What is better? To buy a plot and decide later who should build? My concern: If I eventually choose the developer belonging to the seller (he makes a good impression), the tax office might contact me at some point demanding additional payment (real estate transfer tax). Also, loans play a role: I would have to take out one loan for the plot and one for the house.
