Hello everyone,
we are planning our first house. We have a floor plan from the architect from a provider (Haus der Handwerker). It is very close to their standard design and was originally planned for a childless couple. An adjustment will still be made by the architect. The children's rooms are to be on the east side and larger than the bedroom. It is important to us to take as much view as possible, which is why we are considering a bay window or alternatively just pushing the house forward. My father-in-law is on our case about putting the terrace on the south side. However, there we don't have a nice view; at best, we can look at the neighbor’s propane tank. The utility room will be in the partly finished basement.
I would appreciate advice to make a rough draft myself or to be able to approach the architect with concrete ideas. He only has a flat-rate contract with HdH and probably won’t put too much effort into us :)

Plot size: 475 m2
Slope location: Yes
Floor area ratio: 0.4
Plot ratio: 0.5
Edge development: SW is a house. The plots to the north are currently a sheep pasture and are probably not going to be sold anytime soon. Development would basically be possible though.
Number of parking spaces: 2
Number of floors: max. 1.5 (on the opposite side of the street 2... why it is different on this side, we don’t know)
Roof shape: Gable roof 35°, but the architect plans with 36 because 1° tolerance is allowed...
Style: Modern and practical.
Orientation: Still flexible?
Maximum heights/limits: 3.5/6.5
Other requirements: Garage must be 3 m away from the street and the distance to the gutters (north boundary of the property) must be maintained. How much I do not know yet.
Requirements of the builders
Style, roof shape, building type: Gable roof is a requirement. Style rather modern and practical.
Basement, floors: Partial finishing of the basement is planned. The heating system is to go here, as well as storage and fitness room plus a WC.
Number of people, age: 2 adults and 1 child + another child planned, as well as a dog.
Space requirements on the ground floor, upper floor: On the ground floor: living and cooking area as well as laundry room. Heating will be in the basement. Upstairs should be the bedrooms, a large bathroom, possibly separated from the WC.
Office: Home office and possibly also used as a guest room.
Sleeping guests per year: Parents-in-law primarily. 5-6 times? Hopefully not more... Maybe friends 3-4 times a year. Therefore rather office/guest room.
Open or closed architecture: flexible
Conservative or modern construction: Modern.
Open kitchen, kitchen island: Open kitchen not required but preferred, although there should be some separation to the living area.
Number of dining seats: Our table is 2.40 m long…
Fireplace: No.
Music/stereo wall: Will be connected to the TV.
Balcony, roof terrace: Balcony on a bay window to use the view.
Garage, carport: Garage on basement/street level.
Utility garden, greenhouse: Rather no.
Further wishes/particularities/daily routine, also reasons why this or that should or should not be: Children's rooms should be the largest and brightest rooms.

What do you like especially? Why?: Large kitchen and the possibility to have the dining table near the kitchen. Roof terrace.
What do you not like? Why? Waste of space. The feeling of having a lot of useless area that does not feel particularly pleasant. The view is not sufficiently incorporated into the architecture.
Price estimate according to architect/planner: 462,000 Euro
Personal price limit for the house, incl. equipment: 490,000 Euro
