Plot in perfect location - outdoor area building land?

Hello,

we can buy a plot of land in a perfect location. However, it is located in an outer area but is offered as a building plot with the possibility of development according to § 34 Baugesetzbuch.
Although it is in an outer area, it directly adjoins another developed property. The connections are located in the street.

How could one proceed here in order to be able to develop the plot?

Your building must adapt to 34 of the neighbors, fit in there. Clarify this with the building authority in conversation.

I doubt, however, that it is that simple. The building authority says it is located in the [Außenbereich] and is farmland. That excludes any construction of a single-family house.

Then it is not building land and the provider is lying. At best, land with development potential. A speculative object.

Before there are 20 speculations here: Submit a preliminary building inquiry.

You can also have a clause included in the purchase contract stating that the purchase will be reversed if the preliminary building inquiry is rejected. That's how I did it back then.

I think you could start an agricultural business, a horse farm, or a gardening school/gardening company.

But isn’t Außenbereich 35?
