To your first question: Yes, on the plot + house price, since general contractor.
And second question: Yes, a bank is allowed to charge broker fees.

Now I'll stick my neck out: If you own a house and are a civil servant, you are not allowed to be transferred arbitrarily far. At least that's how it is for teachers.

Now on the question of city or further out: That needs to be examined closely: What infrastructure do you need? Baker/butcher/supermarket/kindergarten/primary school?
How far is all that, can you manage with a car?
16 km can still be ridden by bike in the morning :)

What is the road situation on the 16 km? Is there a bottleneck?

How loud/traffic-wise quiet is it in the new development area?

For me the absolute dealbreaker for building in the city: Everything is built way too tightly. However, against this speaks that your plot outside is only 350 sqm. That is almost the minimum if you want a detached single-family house on it. Not much garden then :)

By the way:
€110/sqm in the city :) for that you don’t even get a parking spot here :)

You are right. If you buy [Grundstück A] and also build on it, you have to pay taxes on the house and the land.
Let's assume the house costs 200,000 euros and you are in Lower Saxony. There you calculate about 6.5 percent for notary and taxes.
Then that means you pay the following:
[Grundstück A]: 16,000 euros + 44,000 = 60,000
[Grundstück B]: 4,550 euros + 70,000 = 74,550

That means in the end the more expensive plot is not actually that much more expensive.

First of all, thank you for your quick responses.

@Der Da: the village plot even has 800sqm :) - actually a bit too big for me.

Sure, 110,- / sqm is comparatively cheap, but we also live in an area where other people don’t want to hang half-dead over the fence :p

We don’t actually need infrastructure, we currently have absolutely ZERO in the current house, not even a bakery, but what’s the point, you can just stock up on prebaked rolls :)

That’s not the problem, even in the city I wouldn’t give up my car.

It’s a bit about quality of life. Roughly calculated with an online mortgage calculator, I’d have about 100 euros more monthly repayment for the house in the city.

Since I would be promoted in at most 3 years, that shouldn’t be too big a problem.

If of course the bank also adds their 6% broker fees, then the city plot is still 20,000 euros more expensive...

Considering the total costs, it doesn’t seem that expensive, but somewhere there has to be a limit for a small currently still public sector employee who would have to be able to handle the house alone if the partner leaves. The question is whether I would even get 200,000 euros from the bank with my current net income.

I have about 65,000 equity, depending on the prepayment penalties that I will have to pay to repay the old loan (estimated high, hopefully it will be a bit more equity)

I estimate the house at about 190,000 turnkey, of course connection costs will be added.

190k for a house? Have you read other posts in this forum?
Land decision: Sorry, but only you can decide that!! Don’t let anyone talk you into anything like that. Which piece of land did you fall in love with? What is important to YOU? Forget about the money for a moment and just think about where you feel more comfortable! After that, you can think about the money. But paying off a house alone? And then only budget 190k? Just keep renting or get a condominium,...

I was just at [Grundstück B] and met a couple who have already received the documents from the bank with all the information. They have reserved a plot of land, but only for 10 days, then they have to sign. So I can forget about that anyway, as it looks.

:-(
