Plot - Access road

Hello forum members,

We are considering buying a plot of land (building gap). The plot is fully developed and 570 sqm in size.

Access to the plot is via a fire department access road (3.30m wide), so it is not directly adjacent to the street.

What should I pay attention to regarding this fact? An easement for access (right of way) would have to be registered for me.

Does anyone have experience with something like this? I am attaching a plan. It concerns 210/38.

Is the owner of 210/50 private or public? If private, one of your neighbors must first have a right of way registered for you. If no one agrees, you can only assert a right of way by necessity.

210/50 belongs to the municipality. Bollards (fire department access) are installed at the ends of the path, which, however - according to the broker's statement - will be removed.

The conversation with the municipality is still pending. I just want to inform myself beforehand about what I need to pay attention to.

Hello!

If 210/50 belongs to the municipality and is intended for development (anything else would be very unusual), then you do not need easements and/or land charges for development purposes.

However, this should also be evident from the development plan, which can usually be obtained online from the municipality.

All right, thanks for the info.

I called the building authority directly and arranged for the development plans to be sent to me.
