Dear readers,
we have purchased a plot of land in the rural area of the Eifel and plan to build a house there next year. We would like to discuss our floor plan with you and already have some questions:

The arrangement of the house on the plot is shown in the site plan: Parcel 74 would be that. The house of my brother is marked in red.

How is the leveling of the plot possible (L-beams, etc., what costs approximately)? The plot has not yet been surveyed by us, so we do not have exact measurements, especially regarding the height difference. Roughly estimated, there is a difference of 3-4 meters between the highest and lowest points of the plot. We are quite in the dark when it comes to incidental construction costs and specifically earthworks.
So much about the plot and the planned position of the house. Mainly, this thread should be about the floor plan itself, to which we would like to read your comments!

What do you especially like? Why? Lots of space, room layout, orientation to the garden, large kitchen

    [*]Window size unclear (e.g. whether floor-to-ceiling; who can look in?)
    [*]Where does the electric dog flap go?
    [*]Is some kind of wood (look) flooring in the living area possible (we want a dog later) or really a bad idea?
    [*]Children’s bathroom quite large
    [*]Possibly a different staircase?

Price estimate according to architect/planner: 400k
Personal price limit for the house, including equipment: 550k (including incidental costs), excluding garden installation
Preferred heating technology: Air heat pump + photovoltaics
If you have to do without, on which details/extensions
- can you do without: Fireplace pre-drilling, open space, bathtub, passage from kitchen directly into storage room (under consideration),
- cannot do without: Many windows facing the garden, open living area, dressing room separated from bedroom,
Why is the design as it is now? For example
Standard design from the planner? All room sizes & room layout were planned according to our wishes.
Corresponding/which wishes were implemented by the architect? (not at that stage yet)
A mix of many examples from various magazines... Instagram says hi
And various prefabricated house catalogs
What makes it particularly good or bad in your eyes? We find it hard to imagine the floor plan in reality, would love to see it in 3D.
What is the most important/basic question about the floor plan summarized in 130 characters? Is the room layout functional, with enough storage space, and still an open living feel in the living/dining area?


Further considerations:
Can the room layout still be optimized, e.g. for use after the children have left home?

How & where can a canopy for sun protection be installed well in front of the house on a terrace without taking away light inside the house?

Please dimension the floor plan
Where is north?

How do you envision the outdoor area?
Where do you want to fill in?
How much height difference is allocated to the building area?

?? What can one say about a floor plan where the walls have no dimension chains?

Are at least the furniture shown with realistic dimensions?

The dining area should, for example, be no less than 3m wide; if frozen goods or something similar are also to be stored in the storage room, then the room must have a clear width of at least 130cm, etc.

The site plan is oriented to the north, but I’ve redrawn it anyway.
We imagine the outdoor area as a terrace on the west side, with the rest of the property mainly lawn/trees. The first idea is that this exact space from the terrace to the westernmost point of the property is level, if possible.
Within the building envelope, the height difference is about 1.50m.

The furniture has realistic dimensions; I have edited the exterior dimensions again, no idea why they disappeared. The program does not show the dimensions of the individual interior walls like that. But I am happy to consider alternative suggestions for another program.

One more thing: Can I edit the main post? Then I would update the pictures there directly.

So the living room faces south? Please [Norden] or arrow Please dimension the rooms Program, affordable, intuitive Pencil and graph paper. Terrace with backfill and then stairs slope to the rest of the garden

Yes, it would be towards Southwest. All right, I'll see when I can manage to dimension the plan with interior walls as well and then post it here again. Thanks already!
