Please provide your opinion on the floor plan

Hello,

I would like to get some opinions on our floor plan: overall, we already like it.

Knee wall will be 1m, roof pitch 42 degrees. Additionally, roof windows. The plot has a width of 17m.

What we wanted:
+ Kitchen closed off
+ Separate room for the wardrobe with a door
+ My husband didn’t want a square house, I wanted a separate dining room. Since my husband didn’t want that, we agreed on this version, so the dining area is visually somewhat separated and the house has a projection.
+ A small bench or something similar can be placed by the stairs in the entrance area. We wanted a place to sit while putting on shoes.
+ I wanted a large storage room. Since we don’t use an office often, it will go into the basement and the planned office on the ground floor will be a storage room and could maybe be converted into a utility or bedroom later in life. It doesn’t bother me that the storage room is not directly next to the kitchen; it’s like that now, too.
And when the kids have moved out, the office can also be moved upstairs to the attic.
+ Sufficiently large children’s rooms

What we don’t like:

The routing of the chimney in the children’s room and the layout of the basement. The wall also looks a bit odd because of the chimney. Is there any way to change this without drastically changing the size of the children’s rooms?

The bedroom could also be just a little wider, but we could live with that. You don’t spend much time in there anyway, and when the children have moved out, the bedroom can be relocated to a larger room.

We are also still unsure about the kitchen; I would like a small eating area and am not sure how it should be arranged. The sink goes in front of the window but the stove would then possibly also be in front of a window or would have to go in the corner. Somehow I don’t like that yet.

What do you think? Floor plan expandable? Or start again?

I think the upper floor is quite good, except for a small detail. I wouldn't make an open gallery at the stairs, but rather extend the ceiling. Then you could move the door to the bathroom and you wouldn't stand directly in front of the toilet when you open the door. Just imagine someone is sitting there and you open the door. Or you move the toilet to the wall opposite the window.
I don't think the fireplace in the children's room is bad at all. We had almost the same in our old house. We used the area between the door and the fireplace as a small wardrobe and put a nice mirror on the fireplace.
In the bedroom, I would also move the door a bit and omit the partition wall to the dressing room. Then you can access the dressing room better without having to close the door first.

On the ground floor: I would swap the wardrobe and the toilet. Instead of a door to the wardrobe, I would just leave an opening.
Or you leave the wardrobe where it is and instead of a window, put a patio door there. That way, the children can go directly from the garden to the wardrobe without having to walk through the entire living room. Or you, when you come back from shopping.
Move the door of the guest room about 60 cm to the right, so that there is still space for a cupboard behind the door.
Other than that, I like it quite a lot too.

Dimensions would be nice... just quickly: Dressing room not really usable like this - access only possible if you dance around the door and once inside you can't move and it's dark. Toilet directly in front of the door?! Not my thing. Drainage possibly not so nice (?) Chimney shafts in rooms I also don't find so nice. WC door slams against the front door, no wardrobe.

The wardrobe is there, right? Even as an enclosed room.

The thing with the toilet/front door is really true, we will keep that in mind.

We will definitely move the bathroom door as well.

Can you explain to me what you mean by the drainage?

Oh, that's a cloakroom... I thought it was a storage room because it had a door. Swap the WC and the cloakroom and remove the door. Our sanitation expert explained to us that he needs a certain slope and can't cover too long distances - especially if you want a walk-in / flat shower. Your shower is more above the study, right? Where is the drainage shaft supposed to go here... but I'm not an expert, I can only tell you what gave us a bit of headache.

I also wanted to swap the wardrobe and the WC BUT it’s not possible because of the laundry chute. It should also have an opening on the ground floor for tablecloths, dish towels, etc. And then there would be a problem with the door. You’ve already noticed it, and when you come in, everyone has to wait until the front door is closed before entering the wardrobe. It definitely needs a door; I don’t want to see the mess, I’m already so annoyed by this pile of jackets, bags, backpacks, and shoes.

I will also bring up the issue with the drainage, thanks!
