Planning of a single-family house of 195m² with basement and gable roof in NRW

Hello everyone,

After much consideration regarding a granny flat yes / no, we have decided not to plan a granny flat.

Who wants to build and how?
Number of people: 2 adults + 1 child
Plot: approx. 1200 sqm (22m wide)
Development plan: yes (already considered in the planning)
Place of residence: NRW (Ruhr area)
House costs: approx. €440,000

What is important to us?
Lots of light, stove, gallery, stove, lots of technology,

What technical specifications are there?
KFW 55 house, basement living area and wellness basement,
air-to-water heat pump, photovoltaics + storage, KNX. Double garage (with storage room), central controlled residential ventilation

What requirements are there for the floors?
Basement:
• Technical room (heating, electricity, server)
• Utility room
• Guest room
• Shower bathroom
• Sauna / fitness
Ground floor:
• Guest WC
• Office
• Separate cloakroom
• Living / dining room (gallery)
• Stove kitchen
• Storage room
1st floor:
• 2 separate areas (divided by the hallway)
• Master bedroom
• Dressing room
• Bath and shower bathroom
• Child’s bedroom
• Shower bathroom
• Playroom
• Storage room

I would be happy about your comments + suggestions for improvement.

Dimensions and site plan would be good.

I don't like it very much...
- no room concept for the basement
- the wardrobe can only be used by a maximum of one person and that person must not be overweight
- the kitchen is adventurous to strange.. 3 meters from stove to sink?!
- living room oriented towards a wall (little communication with open kitchen or nature)
- windows are often placed so that furnishing is difficult (e.g. dressing room)
- what is this chamber in the upstairs hallway supposed to be?
- what view does the balcony offer?

Is the price of 440,000 € excluding additional construction costs?

Please invest the money in a good architect / find a good planner.. with the space you can do much more than this – everything seems very arbitrary.

hm ... missing site plan, north arrow, exterior dimensions.

If, as suggested, the garage is to be placed like that, the entrance will be dark.

Wardrobe .. hmm, it's a narrow corridor where it's no fun to look for things. Better to leave out the wall and install a nice built-in wardrobe.

Kitchen .. this surely can't be serious .. or? Bottleneck at the table/kitchen passage.

Office, does it have to be that huge?

Pantry and storage room on the ground floor, unfortunately the basement is not properly labeled, but I consider it absolutely oversized and due to window placement poorly furnishable and usable.

Dressing room, not much closet fits in there and you can't move around either.

Bathroom on the upper floor: shower right at the entrance ... everything there doesn't feel spacious. Considering how much space is wasted elsewhere in the house. Children's bathroom likewise .. narrow entrance because of the shower.

This can be done better given the size of the house.

Site plan, north arrow and external dimensions are on my drawing but unfortunately I could not show them, otherwise details would be published that I do not want to show at the moment. But thanks anyway for the hint, that would make things a lot easier.

The external dimensions of the house are 12.60 x 10.80

Basement:
Is the room concept for the basement correct? It is not finalized yet, or rather it is finalized for the entire right half. Basement 7 = wellness / Basement 6+5 = bathroom / Basement 4 = guest room

Wardrobe:
Correct, we will still change the wardrobe a bit here. Thanks for the hint!!

Office:
Yes, the office should be comfortable and large.

Kitchen:
The appliances and cabinets are only to be understood as placeholders.

Pantry upper floor:
Storage room for vacuum cleaner & co.

Balcony:
View of the garden and the neighbor :-)

Dressing room:
There is room for 2 x 3m Pax cabinets as an example.

Bathroom:
Correct, it needs to be redesigned there.

Do what you like.. my house won't; money seems to be plentiful, so all is good.

I'll keep it brief since I also lack the measurements. On the one hand, the guest WC is too small; on the other hand, the path to the private toilet is too long. Overall, I find it all a bit thoughtless: small door to the large open space, dining table is not prominently aligned (window arrangement, door), kitchen can be good with proper furnishings, the door to the pantry is disturbing. The office window does not offer enough space for a built-in wardrobe, the same applies to the dressing room. For a large house, which naturally costs more than the Flair 113, I expect that there are no such bottlenecks. Every wall should have enough space to provide the room with the necessary elements. These are wall surfaces that could accommodate entire cabinets, if not even a built-in wardrobe planned to an attractive standard. In the upper floor, the storage room is completely out of place and takes away the presence of the gallery.
