Hello everyone,
I am now one step further.
I would currently plan my additional costs as follows:
Construction incidental costs
Construction incidental costs

included in the purchase price Surveying costs
included in the purchase price Construction power meter
Builder's liability insurance 150.00 €
included in the purchase price Soil survey 0.00 €
Removal of earth with normal soil 5,000.00 €
Internal development wastewater/rainwater 2,500.00 €
Inspection shaft, infiltration trench, soakaway shaft 2,200.00 €
Reserve for foundation incidental costs 8,000.00 €
House connection telephone/electricity/gas/water 8,500.00 €
Acceptance drainage pipe 150.00 €
Acceptance chimney/gas pipeline 200.00 €
Cadastre office 150.00 €
Construction power/construction water 2,000.00 €
Accessories Dixi etc. 2,000.00 €
Total 30,850.00 €
plus 10,000 € buffer, did I forget something?
Carport, outdoor area will be paid separately from equity. I am only concerned with the incidental costs now in order to estimate the financing amount.
Included in the purchase price of the house are:
Architect, surveying, soil survey, construction power box, foundation slab.
House currently costs 244,403 € including floor coverings etc. (Danwood). According to my research and consultations with various builders, I could not find anything negative except the usual things that can sometimes go wrong on a construction site.
Possibly I would still calculate 3,000 € for a construction supervisor.
With the house connection, of course, you can have luck or bad luck if everyone shows up one after the other and digs up the hole again...
Is this calculated rather conservatively? Buffer rather 20,000 €?
