Planning costs for demolition and clearing

Dear community,

I am about to purchase my property and need to approach my budget planning. This of course also includes the costs for the demolition and it concerns the attached property. Above the house, a fairly large shed has been built in a horizontal shape. Otherwise, the property is heavily overgrown with bushes and smaller trees.

1) What demolition costs should I expect for the entire house plus the shed building, or how can I approximate the cost estimate?

2) The property must be completely cleared. Only 4 trees are protected (marked with black dots). How can I approximate the clearing costs?

I can only comment on 2), as we had to convert the property (1,462 sqm) from forest to building land and thus had to clear almost the entire property (18 trees out of over 60 remained). You definitely need to check whether you can clear so easily. Some municipalities have tree protection regulations and it is not so simple to cut down a tree. Our costs were: 1. €10,500 for felling the trees, removal of roots and shrubs on about 1,350 sqm (we left a green strip of about 100 sqm. The trees that were felled were sold.) 2. The question is whether you have to do replacement planting when clearing. We had to do this, but it might be related to the conversion. The value was around €10,000. 3. We had to provide a deposit in case the replacement-planted trees do not grow and have to be planted a second time :-) Amount: €4,700.

We currently have the following offer:

- 820 sqm plot "roden" (remove all bushes and root residues) (however, we only have 3 trees)
- Demolition and disposal of house 8 * 11 meters, 2 1/2 floors + basement. No hazardous substances, oil tanks, etc.
- Filling and compacting basement

Offer: 25,000 euros

If you are allowed to clear trees, see , it can be worthwhile depending on the provider to cut them down yourself (with the help of people from a allotment gardening club or so) and have the stumps and roots removed by the demolition contractor. That can be cheaper. Tree fellers are specialists, and specialists usually charge a lot for their work. If you do it yourself, you only have a few helpers and material costs, possibly machine rental. Post the wood on the small bay or process it yourself. I would rather not say much about specific costs since our demolition was over two years ago and it depends a lot on the region.

I don't know if I would carry out the felling myself there. The trees look relatively large and the bigger they are, the more dangerous. Sure, if one falls on the house it's not so tragic ;) But a tree over 10m should not be simply cut down by an amateur, you can easily hit a helper. I would also not underestimate how much wood comes from the trunks and how many branches need to be chipped.

As someone who has never done it, you shouldn’t do it alone, right. That’s why I suggested finding experienced helpers privately. Allotment garden club, volunteer fire department THW. For us, it was two large trees 10-15m high. I didn’t do it myself, but rather acquaintances of the neighbor from the allotment garden club. It didn’t look like rocket science either. In the extended family I married into, one person who is in the fire department often does it for acquaintances.
