Planning a Multigenerational House - Idea Generation/Tips

Hello, dear forum community.

I have been a silent reader for some time now and have now decided to open my own thread.

We, that is my wife, our three daughters (4, 2, 1 years old) and parents-in-law, have decided to start a joint construction project. It is to be a multi-generation house, or rather a single-family house with a granny flat.

Currently, we each live in separate houses.

The house is to be built on the parents-in-law's property (1000 m²).
For this purpose, the existing house would be demolished and the parents-in-law would move into an apartment temporarily.

For financing, the property (value approx. €230,000; plots here are quite expensive) and our house (built 2006, 160 m², timber frame construction, plastered, on a 480 m² freehold plot) are available as equity. We would take over the entire financing of the house, as the parents-in-law are contributing the property.

I would like to discuss or get input from outside for the following topics in our considerations:

- Type of house (it should be a modern building with a flat roof, alternatively a shed roof; the development plan is open on this)

- Room layout:

    [*]with three daughters, another, i.e. second bathroom on the upper floor definitely makes sense
    [*]utility room with mudroom in the basement (laundry chute?)
    [*]double garage with hobby workshop and space for 5 bicycles
    [*]kitchen with pantry, open but still separate
    [*]integration of the granny flat (preferably as a separate unit, to better rent out the property after the parents-in-law pass away)


Are there sample floor plans? (Unfortunately, I can't find any with four bedrooms)

- Procedure for selling the house (What do we do first? It will take a few months until the new building is ready to move in... Is our house reasonably saleable as is?)

I'm sure I have forgotten something, but such a topic is always evolving.

Standard designs for families with 3 children + granny flat are hardly ever offered by any provider in the catalog. That would also make little sense. Such things are almost always individually planned and adapted to the property. To ensure that no botched job comes out in the end, I would spend a bit more on the design planning and choose a proper architect (instead of a draftsman from a general contractor or similar).

Building boundary ... 5m to the southeast and 3m towards the northeast? Northeast ... the dark orange, is that a dead-end street? Could property access also be possible from there?

What type of street is the yellow one?
Is the adjacent property to the north still undeveloped?


Is it supposed to be built with a basement? Although in the list of questions it says without basement.

Hi,

unfortunately, I don’t understand the question about the building envelope...

All the plots are already built on.
The dark orange is a footpath, about 1.8 meters wide. The street is a normal street in a residential area.

My mistake, I meant the ground floor...
