Hello everyone,

this is now our 2nd plan and I am still not so happy with it! We do want an "open living" but still somehow wish for a separation between the kitchen and dining area or living room and dining area. However, our architect thinks that a wall or glass sliding door would make the room less attractive.. I would have also liked a flat roof extension, but what should go in there then? What do you think of the floor plan otherwise?

Best regards

Hello!

In such a big house, there should be more. A few points at first glance: Huge hallway that does nothing but steal space. Why does the wall of the [Gäste-WC] go into the window? Both bathrooms are located above the living room. Is there a reason for that? Otherwise, it is quite impractical and involves additional effort.

We have achieved some separation between the kitchen and dining/living area through an L-solution. At the short end, the kitchen ends virtually at a peninsula.

Where will the building services be located? Utility room or [AR]? Unfortunately, there is no north arrow indication. Furthermore, information about the upper floor design is missing ... knee wall, full story, roof orientation, 2m lines, etc.

I actually quite like the layout. Also the large wardrobe by the garage which is on the way from the front door to the living areas. However, a small guest and everyday wardrobe should still be added near the front door. I wouldn’t make the hallway so wide and would perhaps try to mirror the floor plan so that the kitchen etc. are close to the garage (nevertheless, the wardrobe should be maintained there). Upstairs, I don’t like the master bedroom with the walk-in closet. It looks as if the entrance to the bedroom is at the head end and from the walk-in closet you can’t properly get out of the room. A large communal bathroom and a small master bathroom is already great! Well thought out. However, the drainage could actually be less attractive... Overall though – apart from a few small details and refinements – a nice floor plan that would work well for us too ;)
