Peculiarities & Tips on Raw Construction Offer

Hello dear forum community,

we have decided to carry out our house building project with individual contract awarding (with an architect). Now we have received our first shell construction offer and would appreciate your assessment. I am especially interested in topics such as bricks, insulation, missing items, and realistic prices. The house will have 178 sqm including (9 sqm utility room) and will be built with 2 floors. The current plan is to build to the minimum standard of the Energy Saving Ordinance (not yet fixed). Of course, we will also discuss the offer with our architect, but multiple opinions are never wrong. I will provide missing information later.

140,000 euros without a basement without a double garage? and the earthworks are estimated way too low. Phew. Pretty darn expensive!

What is your total budget if the shell already costs that much?

Region is rural Ba-Wü.

The total budget for the house alone must not exceed 400,000/410,000 including a prefabricated garage (double garage). However, excluding outdoor facilities and the flooring will be laid throughout the entire house. As mentioned, it is 178 sqm and in the basement there is a cube extension (L-shape). What would be realistic for the earthworks? The company is 5 km from the property.

For the earthworks, I would allocate 10,000. 400,000 without a basement, without a garden is ambitious, but doable.

If I see it correctly, the earthworks are stated with about 2850 euros in our offer. Quite a bit is missing from the 10,000. I will discuss with our architect how this delta comes about. She knows the construction company quite well. Since you consider it expensive. Are there any noticeable points in the offer?
