Payment plan is somewhat okay or clearly optimizable

Hi dear community,

after intense research and countless appointments/conversations, we have finally found a developer who is suitable for us.

In the end, there was not much room for maneuver because the developer is one of the few where the plot of land actually exists.

Today we received the first offer. What immediately caught my eye is the payment schedule (see picture).

Am I mistaken or are the installments at the beginning quite high and almost too low at the end?

Do you think negotiating makes sense in such a case?

So if you look at the history of [Hebelhaus] online, it was for a very long time rather... unsightly. But I don’t know how to assess it currently.

Discounts are always higher at the beginning.
You paid 63% at the completion of the shell when the house is sealed - I don’t have a comparison value right now, we had individual contracts so there are no rough installations in our total. But surely someone else can say something about that.

The executing company is Massiv Haus Sachsen GmbH, and has good reviews on Google. Additionally, the boss is the father of a relatively good friend.

If you want to build where we want, this is only possible with Kern-Haus and exactly these... but they are in second place in our ranking.

The payment schedule is completely fine and positive for you. Because then you have a shell construction with roof including land for 56% of the contract sum. 78% would be okay according to the broker and developer ordinance (if I still remember correctly). Is it a developer?

Yes. The developer is called Massiv Haus Sachsen GmbH.

This is what the standard looks like according to the Broker and Developer Ordinance, with your agreement you come out significantly better (no idea why your developer puts himself at a disadvantage - not even sure if he is legally allowed to do that):
