Passive house in solid wood construction - construction accompanying inspector??

Hello,
We happened to come across this forum here, so we are new and totally inexperienced :o
We are considering building or having built a passive house using solid wood construction ;)
There is supposed to be a building surveyor who inspects the work steps according to the real estate agent and property developer ordinance - but would it be sensible to also look for an independent, construction-accompanying expert? If yes, can anyone recommend someone? (Raum München)

Hello,

normally you can rely on the "dependent" ones. Because they have to prove it to the building authority. Although only random checks are carried out, when they do, they do it properly.
I think it depends on the BT/GU/! To be on the safe side, take the money in hand and if necessary have it checked externally. Otherwise, trouble is guaranteed.

So a real passive house (PH) with a maximum heating demand of less than 15 kWh/(m²a).


Especially with real PH, it is highly advisable not only to involve external expertise but also to bring an external MEP planner on board! It goes without saying that you should only look for a provider who has designed and built such houses for many years.

If you feed Google with building surveyor, you will find two portals where surveyors - sworn and unsworn - offer their respective expert-/trade-specific services. Choose one from your immediate vicinity and have a non-binding initial conversation with him. Already during the first conversation, he will give you valuable advice on how a PH should reasonably be designed and what to pay attention to.

How is the PH designed => wall thicknesses, insulation, technology, etc.? And above all, how many euros do you have to invest for how many square meters/living space - in other words, what does the PH cost?

Hello, the houses are built in Kreuzlagenvollholzbauweise, wall thickness 36, of which 26 is insulation. A air-to-water heat pump is used with a central ventilation unit and heat recovery. Apparently called comfort ventilation. According to the manufacturer, the heating demand is between 9 and 13 KW/sqm. We do not know the exact price from the house builder, because we are buying including the plot. For the single-family house with 144 sqm living space and 300 sqm plot, we pay €380,000 without basement. We have only received a draft of the notary contract, which we can now review for 2 weeks. Since we have no technical knowledge of construction, we will definitely have to find a construction supervisor expert before signing.
