Good morning everyone,

since we only have a relatively limited budget available (30,000 equity + 300,000 loan) but still want to realize our dream of owning a home, we are looking for the most affordable construction style possible.

We definitely want to build with solid construction; we have good contacts with a local construction company that would take care of planning, shell construction, and coordination of the individual trades.

I would be interested in your opinions and suggestions on how to plan as cost-effectively as possible.

For example, we really like a modern flat-roof house in cubic design; from a layman's perspective, I would say that this can probably be implemented relatively inexpensively. (Compared to a hip roof house with bays, balcony, etc.)

Thank you very much and best regards

Alex

If you have good contacts with a construction company, just have them make you an offer.

A flat roof is relatively complex and costly to seal properly (see e.g. [Flüssigkunststoff]). As far as I know, a classic gable roof house with a small knee wall (less than 1m), without any projections, bay windows, dormers and balconies is the economical way to build. But it’s best if you simply get some quotes. Then you will see...

Since storage space (for bicycles, children's toys, strollers, beverages, etc.) is needed somewhere in a house, various options come into consideration: - Basement - Extra-long garage/garden shed - Larger house It particularly depends on what is to be stored, how high the land prices are, and how the property is laid out. In the case of a slope and expensive land prices, a basement can be cheaper than external storage or a larger house. On flat land and low land prices, a basement is rarely worthwhile. Although with your budget and the location of construction, a basement probably doesn't come into consideration anyway. So you rather have to pay attention to a flat plot.

Relatively inexpensive construction is a gable roof house without a basement and dormers and other frills. Flat roofs are still somewhat more expensive - purism and contemporary style anyway
