Overview of construction and additional cost statement - everything considered?

To calculate how large the loan for our house will be, I have created an overview of the additional costs.
The house is being built with Eco-System House 140m2 solid construction.
Plot 505m2 was already purchased last year. So the calculation only concerns the house + construction.

I already have a soil report, about 70cm probably need to be replaced, so not too bad.

What do you think, does this basically look okay? The house will be built in a newly developed residential area from last year - in MV

Quite steep prices. I was a bit surprised that "Unentschlossen" is listed under External Construction Supervisor. Anyone doing something like that is acting at least negligently. Especially with an Eco-House. It can go well with them, but it also quite often goes pretty wrong. I have two examples from the local area.

Is the soil being removed? You can budget around €3,000 for the construction road.

Is the building permit approved? The costs are between €1,500 - €2,000.

Is it a LAS chimney? Important if the fireplace is not primarily supposed to provide heat.

I can't tell you about the chimney at all.

So far, I've actually only heard good things about Eco. And have spoken with some people.

- Heat pump (this is presumably the surcharge compared to a gas boiler) - Chimney (in our case LAS 4,000 €) - Photovoltaic system. In our case 13.29 kWp for 16,200 €

We pay 2,900 € for an external construction supervisor for 13 appointments.

No sidewalk in front of the property on your side that needs to be protected?

Soil remains on the property?

You need an LAS chimney if you want to equip the fireplace with storage bricks and have less, but longer-lasting heat.

What I find missing in the assembly is the electrical trade. I haven't heard from anyone yet that the standard equipment was sufficient because usually only the bare minimum is listed in the scope of work description. Far too few sockets, LAN network is often completely missing, ...

That will probably be arranged and implemented directly with the craftsman on site, which is then cheaper than directly through Eco.

Exactly, the heat pump 7kw is the surcharge, but there is currently a €2500 discount on it.

We are now doing the photovoltaic system not through Eco but externally. The price remains the same, we'll see what we get for it.

There is no sidewalk. Only the street.
