Our garden wall stands on the neighbor's property - is a notarized contract necessary?

Well, for my condominium I pay the reserves and cannot charge them as additional costs. If the faucet (as an example) is broken, I also have to pay for a new one. However, I would be happy to be given the legally valid rental contract template in which this is different.

Small repairs? I have my tenants pay for almost everything. I can't remember the last time I paid. And building reserves is not a "real" ongoing management.
