Optimization of Angle Bungalow 108 by Town & Country

Hello everyone,
we want to build the Winkelbungalow 108 from Town & Country.
I see three weaknesses:

1.) Bathroom
The bathroom is too small. You cannot put a cabinet in and I would prefer a large shower. Town & Country suggests that we can put the bathroom in the guest room. That is perfect because we don't need a guest room.

2.) Kitchen window
The window in the kitchen is too small. Town & Country can install a bigger window here. The costs for that are moderate – perfect.

3.) Passage kitchen / living room
We don’t want an open plan kitchen, but would appreciate a passage to the dining table. The way Town & Country solves it (passage without door) is not very comfortable, because when working in the kitchen you disturb the people in the living room... Installing another door there is actually nonsense, because then you have 3 doors in close proximity that interfere with each other...

Do you have ideas for designing the passage or the kitchen? Or has someone built this bungalow and has tips for me?

Uh, links are not allowed, and your link does not contain just one floor plan, but several variations. Therefore, it is difficult to understand what you mean. ...

I have difficulty understanding how people in the living room could be "disturbed" while someone is working in the kitchen. Please explain that.

Does Town & Country not offer individual modifications?

The kitchen is separated from the living room only by an open passage. It’s only about the acoustics! The smell should not be a problem, as we will install a very good exhaust system. When the blender or the extractor hood is running in the kitchen, the people in the living room will be disturbed.

I find the house beautiful and very well thought out, but this point bothers me.

Hello Afralea, how about separating the kitchen and living room with a sliding door. It is a bit more expensive, does not offer as good sound insulation as normal doors, but should actually be sufficient. In your place, I would also take a slightly larger door.

Hey, a few questions:

1) Is there also this floor plan with dimensions?

2) How will the orientation of the house on the plot be (North-South-East-West)?

3) If you replace the guest room with a bathroom, what happens to the former bathroom? How is the resulting space distributed in the house?

Regarding the kitchen: At first glance, I would take a real door to the living room and no door to the hallway at all. Instead, a passage from the hallway to the living room. Problem solved...

I see the matter more like this:




Having to go through the living room first with the groceries would be stupid.
The former bathroom would be my new laundry room + pantry.
